Every year, the first of January brings a fresh start: the beginning of a new year, an optimistic outlook, the hope for a better, more prosperous year than the last, and our resolutions to change for the better.
The real estate market is no different. And, if 2016 was any indicator, 2017 will prove to be a very exciting year for buyers and sellers, especially in Barrie and Simcoe County.
Why, you may ask?
Because, Barrie is an extremely hot market. January and February may be bitter cold in our area, but the housing market continues to be hot.
As I’ve mentioned several times, Barrie is a highly desirable place to lay down roots and call home.
It boasts a fantastic waterfront, a multitude of recreational activities like ski resorts, golf courses and more, and it is located smack-dab in the middle of the big city (the GTA) and cottage country.
Barrie and Simcoe County inhabitants have a very high quality of life, enjoying the best of both worlds: an easy commute to work in the GTA, and a lovely setting to relax and come home to.
These are only some of the reasons the Barrie real estate market continues to be strong.
The number of buyers wanting properties in the Barrie area simply out-numbers the amount of sellers listing their homes.
Inventory is at an all-time low.
It’s somewhat of a myth that the summer months are a better time to list. Yes, the number of buyers may be greater, but so are the number of sellers.
If you list in the winter months, sellers may catch buyers willing to pay more for the simple fact that their choice of homes is extremely limited.
At the moment, Barrie has approximately 90 homes listed on MLS. That number includes conditional sales, meaning some of those homes are very likely already sold.
In the summer months, it is normal for see 40 or more new listings every day. Today, in January, we are lucky to see 5 new listings daily.
Supply is not meeting demand.
The moral of the story: if you are thinking of listing your home, but are not sure if winter is a good time to sell, worry no more!
Winter can be a fantastic time for sellers to capitalize on low inventory and buyer demand.
Of all your New Year’s resolutions for 2017, selling smart could be the easiest one of all.
